1. Can You Create a Home on My Budget?

The answer to this question depends heavily on your specific budget, but within reason, we can work with homeowners who have a range of different budgets. There are a variety of small and large home designs. We can also add or diminish features to work around the client’s budgets. In fact, our clients claim that we offer more upgrades as standard than any builders in the area. That basically means we often don’t charge for upgrades where other builders do.

 

2. How Do You Determine the Cost of the House?

When it comes to determining the price of a home, we take into account the plan you choose. We estimate the cost based on that plan, the required materials, the labor needed for construction, and other relevant details.  We estimate how many different elements add to the cost. For instance, choosing certain countertops may be more expensive than other countertops.

 

3. Can You Build on My Lot?

At Passage Island Construction, we can build a home for you in one of our existing neighborhoods, but we can also build on your lot. As long as the lot is zoned residential and has enough room for the design you want, our builders can work around that.

 

4. How Do You Screen Subcontractors?

With custom built homes, lots of different professionals are involved in the process. There may be an architect who designs the floor plan, a project manager who meets with you throughout the process, and countless contractors who do the actual building. That can include everyone from plumbers and electricians to carpenters.

To safeguard the quality of your home, we closely vet our contractors and subcontractors. We only hire experienced professionals who can deliver top notch work in a timely fashion. In many cases, we work with the same professionals multiple times, developing long-term, trusting relationships.

 

5. How Long Does It Take to Build a Custom Home

Custom built homes take varying amounts of time, but we can usually complete the process in six months or less. In fact, most new construction homes are completed much faster than that. Before we start, we can plot out an estimated schedule so you know what to expect during the process. This will show you when we plan to level the land, put up the frame, and handle all the other details.  Of course, however, some elements are out of our hands, as there can be weather delays or other unforeseen issues.
