Spirit of Sebastian isn’t a typical Florida subdivision. It’s a planned agrihood — a community designed around sustainable living, shared green spaces, local agriculture, and a genuine sense of belonging. The development is the work of Insite Solutions, whose team brings decades of award-winning community development experience in Indian River County.
Passage Island Construction is proud to be building within Spirit of Sebastian, contributing a limited collection of homes that reflect our commitment to custom-quality craftsmanship and enduring construction standards. We’re still in the planning phase, but we’re taking names — and VIP members will be the first to know when floor plans and pricing are ready.
What is an agrihood?
An agrihood is a residential community built around working farms, shared gardens, and agricultural programming. Instead of a golf course or a strip of retention ponds, the centerpiece is the land itself — food-producing green space that residents can actually use.
Spirit of Sebastian takes that idea further with a dark-sky-friendly design, low-impact development principles, underground utilities, and a farmers market. It’s a community built to feel like a place, not a product.
